1. Who We Are

FRB STR Analyzer is operated by FRB Rentals LLC. This Privacy Policy explains how we collect, use, and protect your information when you use our Service. By using the Service, you agree to the practices described here.

2. Information We Collect

Information you provide directly

Account information: Full name, email address, password, phone number (optional), and how you heard about us (optional).
Property data: Property addresses, purchase prices, financing details, income assumptions, and expense data you enter into the Service.
Feedback and support: Messages, bug reports, and feature requests submitted through the feedback form.

Information collected automatically

Usage data: Pages visited, features used, and actions taken within the Service.
Device and browser information: Browser type, screen resolution, and user agent string (collected with feedback submissions to help diagnose issues).
Authentication tokens: Secure session cookies managed by Supabase Auth.

Information from third parties

Rentcast: Property details (beds, baths, square footage, estimated value, tax records) retrieved when you look up an address. This data is stored in your property record.
Google Maps: Address autocomplete suggestions. We do not store Google Maps data beyond what you select.
Walk Score: Walkability scores retrieved for property addresses.

3. How We Use Your Information

To provide, operate, and improve the Service.
To authenticate your account and maintain session security.
To pre-populate property forms with third-party data you request.
To respond to feedback, support requests, and account inquiries.
To send transactional emails (account confirmation, password reset). We do not send marketing emails without your explicit consent.
To generate aggregated, anonymized benchmarks and market insights (your individual data is never included in a way that identifies you).

4. How We Store and Protect Your Data

Your data is stored in Supabase, a SOC 2 Type II compliant cloud database hosted on Amazon Web Services. Access to your data is controlled by Row Level Security (RLS) policies — you can only read and write your own records, and no other user can access your data.

All data is transmitted over HTTPS. Passwords are hashed and never stored in plain text. We do not store payment card information.

5. Data Sharing and Disclosure

We do not sell your personal information. We may share your data only in these circumstances:

Service providers: Supabase (data storage and auth), Google (address lookup), Rentcast (property data), Walk Score (walkability). Each provider processes only the data necessary to deliver their service.
Legal requirements: If required by law, court order, or to protect the rights and safety of FRB or others.
Business transfer: In connection with a merger, acquisition, or sale of assets, your data may be transferred. We will notify you before your data is subject to a different privacy policy.

6. Your Rights and Choices

Access: You can view and edit your profile information at any time in Account Settings.
Correction: You can update your name, phone, and financial defaults in Account Settings.
Deletion: You may request deletion of your account and all associated data by contacting us. We will process deletion requests within 30 days.
Data portability: Contact us to request an export of your property and financial data.
Password reset: You can change your password at any time in Account Settings.

7. Cookies and Session Storage

We use cookies strictly for authentication session management (provided by Supabase Auth). We do not use advertising cookies, tracking pixels, or third-party analytics cookies. You can disable cookies in your browser settings, but this will prevent you from staying signed in.

8. Children's Privacy

The Service is not directed to children under 18. We do not knowingly collect personal information from minors. If you believe a minor has created an account, please contact us and we will delete it promptly.

9. Changes to This Policy

We may update this Privacy Policy periodically. We will notify you of material changes by email or by a notice within the Service at least 14 days before the change takes effect. Your continued use of the Service after the effective date constitutes acceptance of the updated policy.
